Russ Lyon Sotheby’s International Realty, popular in Arizona’s luxury real estate market, has announced the sale of 6659 East Indian Bend Road in Paradise Valley for $12 million.
According to a press release, luxury brokers Frank Aazami and Jean-Michel Edery of Russ Lyon Sotheby’s International Realty represented the seller of this property, which offered a high level of luxury, security and privacy in Paradise Valley’s gated Judson Estates.
Built to a commercial grade with concrete, ICFs and steel trusses, the two-story Santa Barbara and Tuscan style home features more than 26,000 square feet of living space (32,115 square feet including loggias and patios) with room for expansion on a 1.6-acre cul-de-sac Plot with mountain views.
“This particular property, still under construction, was exceptional value for the right buyer. It was being offered for just under $500 per square foot at a time when most new homes at this stage were trading for more than 1,200 square feet or more,” Frank Aazami said in the press release. “And because it is unfinished, the palatial home will now give the new buyer the opportunity to personalize it and make it their own.”
The seven-bedroom, 15-bathroom property features a split master plan that offers its new owner a private exit, walk-in closet with adjoining living room, three fireplaces, and a private washer and dryer. The master suite bathroom includes a separate shower and jetted tub, double sinks, toilet room and bidet.
Since the “heart” of any home is the kitchen, this beautifully designed chef’s kitchen features a walk-in cooler, energy-efficient gas appliances, wall-mounted ovens, walk-in pantry, kitchen island, and adjacent breakfast room. “Wiring and wiring are in place here and throughout the house to allow the new owners to install features that they think are best,” Aazami said.
Characterized by rows of grand columns, arches, cross-vaulted walkways and other rich Italian villa details, the home features a 4,634-square-foot basement car collector garage as well as a four-car RV garage on the main level.

The property has many luxury amenities and details that still allow for customization by the new owners.
The garages on both levels are temperature controlled and the main level garage has four bays with stylish double doors, closet space and a storage area.
“The walls are 8 inches thick,” Aazami said. “I’ve been down in the basement over the summer and with no air conditioning you feel like it’s on so I assume the units don’t have to work very hard.”
The windows and doors are custom made in Italy and mechanical sunshades add extra comfort.
The home offers a presidential suite size master bedroom and bathroom on the ground floor and several guest suites including an office/library.
In addition, a reflective pool in the forecourt, reminiscent of Venice, envelops an “island” dining room and another reflective pool in the backyard, showcasing the heated plunge pool and spa area, which also includes a nearly 1,000 square meter pool house complete with BBQ .
Three staircases and an elevator lead from the main level to the lower level. Large light wells illuminate the cool subterranean space; In the same way, multiple skylights illuminate the main level.
In the basement is a wine cellar capable of storing 10,000 bottles and an adjoining tasting and cigar room. There’s also a 1,577-square-foot sports and games room big enough for a bowling alley, batting area, and shooting range.
The lower level also features a 1,912-square-foot pool, theater, hair salon, fitness, steam and sauna rooms, bank vault for art, jewelry or clothing items, and a separate air-conditioned clothing room.
These days, realtors in the luxury market are freely using “resort-style home,” but this property lives up to that praise and more, says co-lister Jean-Michel Edery in the press release.
“Every amenity is at your fingertips and you are within walking distance to the new world-class Ritz-Carlton resort and boutique shopping, and a few blocks away are Scottsdale’s many lifestyle offerings,” said Edery.
“Looking at this project made me realize the tremendous amount of work, care and passion that went into the finished set of construction documents,” said Luis Bonilla, director of Peoria-based Antigua Home Design, who authorized the complex Plans made possible by the city, in publication.
Bonilla has completed homes in other luxury communities including Silverleaf, Prado, WhisperRock, Arcadia and in Bozeman, Mont.
The Judson Estates home needs finishing, lighting and wall siding to be completed, but the time is opportune for the new owners to create an interior that will give this exceptionally well-built home its personality, the press release added.
Once the property is complete, Aazami says the property will be worth well over $30 million.
